Woodland Stays Policies - Stays less than one month
PAYMENTS
Reservations made less than 30 days prior to your check-in date require payment in full.
We do not refund for "No Shows" or early departures. Reservations made under false pretenses are subject to termination and forfeiture of all monies paid. Guests are responsible for any and all damages that occur during occupancy. All reservations require a copy of your driver’s license and a security deposit.
SECURITY/DAMAGE/EXCESSIVE CLEANING DEPOSIT
The Deposit Amount and Policies vary by listing and is secured on your credit card 3 days before you check-in, then released upon the owner reviewing the property report from the cleaning and maintenance team within 5 days of check-out.
CANCELLATIONS
The guest named on the rental agreement is the only person who may cancel the reservation.
No reservations may be shortened or changed 30 days or less prior to the original arrival date.
- 90% refund if cancelled 60 days prior to the Check-in Date
- 50% refund if cancelled 31-59 days prior to the Check-in Date
- 0% will be refunded 30 days prior to Check-in Date
We will hold the leaseholder responsible for payment and other facets of the leaseholder responsibilities spelled out in the lease.
Children are to be included in total occupancy. Over-occupancy is a violation of your rental agreement. It is also an insurance and a permit violation - you will be evicted, with no money refunded.

Before you leave, please read and follow the check-out procedures.
NO VISITORS
Upon booking, please provide the names and ages of each guest on your reservation. For liability reasons, we can't allow registered guests to bring any visitors into the home for any length of time.
KEYLESS ENTRY / SELF CHECK-IN
Our homes are equipped with lock boxes and keyless locks, making your check-in process easier and faster. We will send the codes at check-in time on the day of arrival.
Repeatedly entering the wrong code or tampering with the keyless lock could lock you out. A $50.00 Fee will be charged for a locksmith to reset the keypad.
NO PETS
Our homes do not allow pets.
Any guest found with an unauthorized pet will be charged a fee of $250 and evicted with no refund.
NO SMOKING/NO VAPING
Our homes have a strict no smoking policy. Smoking inside will incur a cleaning charge of $250 plus damages, including but not limited to the loss of rental income from future guests. Smokers should plan to smoke outside, in designated areas and are expected to clean and dispose of all smoking waste. Failure to clean up the area before departing will result in additional cleaning fees.
HEAT
All of our homes have thermostats to be used to a maximum of 72 degrees.
FIREPLACES (SEASONAL) – where available are open November 1 – April 1.
LINENS/TOWELS/SUPPLIES/EQUIPMENT
Linens and towels are provided and are the property of the homeowner. Please do not remove linens from the property. An initial supply of paper towels, trash bags, bathroom tissue, dish and bath soap are provided. You may need to purchase additional supplies during your stay.
MAINTENANCE
Our homes are very well-maintained and cleaned. However, like any home it may experience unexpected breakdowns. Issues may happen with utilities (electric, water, cable, etc.) that are beyond our control. If something is not working, please notify us immediately. Every effort will be made to remedy unexpected situations and to correct problems in a timely manner. You can expect a courteous and professional attitude to problem solving; however, compensation will not be issued due to malfunctioning equipment or utility problems.
HOUSEKEEPING
The cleaning fee assigned to the home is to ensure clean accommodations - the bed sheets are changed and laundered, towels changed and laundered, floors swept, carpets vacuumed, counters wiped, etc. The cleaning fee does not permit you to leave dishes, food, and trash about the home. We expect you will have all trash removed and the dishes cleaned and returned on your departure. Failure to follow these guidelines will result in loss of all or part of your deposit.
LOST AND FOUND
Please be sure to thoroughly check to ensure you have taken all of your belongings. If you leave something behind and want it returned, let us know immediately. You will need to send a self addressed paid envelope/package for its return. If it requires a trip to the post office, you will incur a $40 trip fee.
Reservations longer than 30 days requires a lease. All details are specific to the home and length of lease.
